The homes for sale you never see on the big portals

A white paper by Luke Metcalfe, Founder of Microburbs, September 2026

Timeline, April to September 2026. 6 Bond Place, Oxley Park: on the agency site from 16 April, sold 18 May 2026 for $750,000. 33 Hopman Crescent, Shalvey: from 16 April, sold 24 July 2026 for $790,000. 21 Way Street, Tenambit (Maitland, NSW): from 16 April, sold 19 May 2026 for $700,000.

Quiet sales are real. These three NSW houses sat on their agency's own site from April 2026 and sold with no ad on the big portals in our records. Why these three: they are houses under $800,000, the price most buyers pay, two in Sydney and one near Maitland, from the quiet sales we confirmed in NSW, first seen April to July 2026 and sold by late September 2026. What it means: a buyer watching only the big portals would not have seen these three.

Abstract

Buyers who search only the big portals miss some homes that are genuinely for sale.

Some agents sell homes quietly on their own websites and nowhere else. We call these homes for sale off market.

These homes are real. Some sell without ever reaching a big portal.

In NSW, homes first seen on agency sites between April and July 2026 sold by late September 2026 with no ad on the big portals in our records.

In 41 suburbs of Melbourne's inner south, September 2026, we flagged about 5 extra per 100 on the big portals. A flag is not a home confirmed for sale.

A random check of NSW agency pages in September 2026 found most flagged pages were old, for homes already sold or leased.

No price effect is measured for the homes in this paper.

Key findings

  • Quiet sales are real. NSW homes first seen on an agency site between April and July 2026 sold by late September 2026 with no ad on the big portals in our records. One was 6 Bond Place, Oxley Park (Sydney), sold 18 May 2026 for $750,000. For a buyer, each was a home the portals never showed.
  • About 5 extra homes for every 100 on the big portals were flagged on agency sites. 41 suburbs of Melbourne's inner south, September 2026. Each page is checked before a home is shown as for sale.
  • Agencies leave old pages up. So every page is opened before a home is shown as for sale. For a buyer, that means a list of homes genuinely for sale.
  • Real listings sell. Flagged homes that later appeared on a big portal sold 4 in 10 within five months, April to September 2026. Some sold without ever appearing on a portal. For a buyer, those are homes the portals never showed.
  • At LJ Hooker, its own site is a head start, not hidden stock. 8 in 10 homes on its own site, April to July 2026, were later seen on the big portals. For a buyer, that means seeing some homes early.
  • The rule for marking a home. A home is marked only when its own agency page shows it for sale.
  • Our first rule marked too many homes. In Brighton, Melbourne, only 8 of 26 held up on 22 September 2026. We replaced it.
  • Fifteen hand-picked examples were live. Each was for sale on its agency's own site on 22 September 2026. They were picked as examples, not drawn at random. They show what the finder will mark, not how often.
  • Buyers are looking for these homes. Australians search "off market properties" about 1,900 times a month (Google, 2026). Marking only live homes means those searchers see real options.
  • No measured effect on price, rent or growth. For the homes in this paper, the benefit is more choice. We did not measure a price effect.

Buyers and buyer's agents on our calls often doubt that off market homes are real.

What they said, strongest first (6 quotes, 2026)
  1. "You and I know that if it's on a website, it's not a legitimate off market." A buyer's agent, customer call, April 2026.
  2. "Off market, forget it. Lists everything as off market. So don't worry, I don't check that." An investor, on another tool, customer call, August 2026.
  3. "I just wonder if that would mean that they're genuinely off market or not. We can't tell." A buyer's agent, customer call, September 2026.
  4. "I don't think you can digitally procure them. That's kind of the whole point of the thing, off market." A buyer's agent, customer call, July 2026.
  5. "Some of it's just going to be pre market stuff. But it's still helpful because then you can show your client you're not missing opportunities." A buyer's agent, customer call, April 2026.
  6. "Clients don't care if it's not on [the big portals] and you can show them a link." A buyer's agent, customer call, April 2026.

How we checked it

Every figure here is proven, checked or only counted. Trust them in that order.

Proven: a recorded sale, with no portal ad in our records.

Checked: a page opened and read on a stated day, at random or by hand.

Counted: a flag not yet opened. Read it as a ceiling, not a count of live homes.

How we find these homes is our own.

Results

Quiet sales in NSW, first seen April to July 2026

These homes were on an agency's own site and sold with no ad on the big portals in our records.

Each is a recorded sale, and we found no portal ad for it. For a buyer, quiet sales are real.

What it means: quiet sales happen across the price range. 23 of the 52 sold under $800,000, the cheapest for $270,000. A buyer who watched only the big portals missed all of them. No measured effect on the price paid.

Map of New South Wales with one dot for each home that sold from an agency site with no portal ad in our records, first seen April to July 2026, sold by late September 2026. Most are in Sydney and along the coast. Three houses under $800,000 are labelled: Wentworth Falls, Singleton and South Grafton.
Where NSW quiet sales happened: one dot per home, first seen on an agency site April to July 2026, sold by late September 2026 with no portal ad in our records. Three houses under $800,000 are labelled: Wentworth Falls, Singleton and South Grafton. Most are in Sydney and along the coast. Each dot sits at the street address, or at the suburb centre where the address could not be placed. What it means: quiet sales are spread across the state, not one suburb or one agency.

Agencies leave old pages up

Many agency pages stay up long after the home has sold or leased. So each page is opened before a home is shown as for sale.

One still for sale when opened on 29 September 2026: 34B Kelton Street, Cardiff (Newcastle, NSW), Andriessen Property. First seen 21 April 2026, with no portal ad in our records.

What it means: a buyer sees only homes genuinely for sale. No measured effect on price, rent or growth.

Real listings sell

Flagged homes that later appeared on a big portal sold 4 in 10 within five months, April to September 2026.

Some homes sold straight from the agency site, never listed on a portal. The table above names them.

At LJ Hooker, its own site is a head start. 8 in 10 homes on its own site were later seen on the big portals, April to July 2026.

What it means: for a buyer, the value is seeing a real listing early. No measured effect on price.

Melbourne's inner south: about 5 extra homes per 100, flagged

In 41 suburbs of Melbourne's inner south, September 2026, we flagged about 5 extra homes on agency sites for every 100 on the big portals.

That is a count of flags. Each one was not opened and confirmed for sale.

Any that are live are extra to the portals, not instead of them. Keep using the portals as well.

Our NSW random check suggests many will prove to be old pages.

The Brighton test: why the rule changed

The looser rule marked too many homes. Only 8 of 26 were confirmed: 3 had sold and 15 could not be proven.

Brighton, Melbourne, VIC. Homes marked off market under the old rule, checked 22 September 2026

What we foundHomes

So we changed the rule. A home is now marked only when its own agency page shows it for sale.

Fifteen hand-picked homes, checked one by one

All fifteen were for sale on their agency's own site on 22 September 2026. We picked them as examples, not at random.

We show fourteen of them here, in two cities.

Map of Brighton and Hampton in Melbourne. Eight homes in Brighton, four in Hampton.
Where the Melbourne homes are: 8 in Brighton, 4 in Hampton, checked 22 September 2026. Dots are grouped by suburb, not placed at each address. Two more are in Sydney, in Paddington and Northmead. What it means: a Brighton or Hampton buyer who searches only the portals misses real options.

Five of the fifteen asked under $800,000, the cheapest from $370,000. Off market is not only for mansions.

How accurate the count is

Proven: NSW quiet sales, each a recorded sale with no portal ad in our records, first seen April to July 2026.

Checked by hand: 15 of 15 hand-picked homes were for sale on 22 September 2026, and 8 of 26 in Brighton under the old rule.

Counted, not checked: about 5 extra per 100 in Melbourne's inner south, September 2026, and 2 to 3 extra per 100 in an August 2026 check of 100 suburbs.

Read the two counts as flags. Each page is opened before a home is shown as for sale.

Answering the critics

Aren't most off market pages just old listings?

Some are. Agencies often leave Sold and Leased pages up.

That is why a home is marked only when its own agency page shows it for sale.

If it is a genuine listing, why would it not sell?

Real ones do. Flagged homes that later reached a big portal sold 4 in 10 within five months.

The quiet sales sold too: in NSW, first seen April to July 2026, with no portal ad.

Is 5 extra per 100 enough to matter?

For a buyer with a tight brief, one extra match can be the home.

But that count is flags, not confirmed homes. Judge it by the homes you can check.

Won't these homes reach the portals next week anyway?

Many will. You may see them before buyers who watch only the portals.

We have not measured whether seeing a home early changes the price paid.

One region is not Australia

Agreed. The 5 extra per 100 covers Melbourne's inner south only, September 2026.

In NSW, our random check found most flagged pages were old. So this paper leads with sales we can prove.

Limitations

  • The 5 extra per 100 covers one region, September 2026. It is not a national figure.
  • An earlier, broader check across 100 suburbs in August 2026 found about 2 to 3 extra per 100 homes for sale on the big portals.
  • We do not yet publish a national count of homes confirmed for sale.
  • Quiet sales are confirmed for NSW only, sold April to September 2026.
  • "No portal ad" means none in our records. Our view of the big portals is not complete, so some may have been advertised.
  • Recorded sales arrive weeks after the contract, so the newest quiet sales are undercounted.
  • Homes sell fast. Each example shows its status on 22 September 2026 only.
  • "Not on the big portals" means when we checked. Some homes reach them later.
  • No measured effect on price, rent or growth for the homes in this paper.

Where you will see it

You can act on this now: look for "For sale off market" after an address in our Property Finder, as on the 6 Almandin Street card near the top of this page. The finder covers the whole country since 6 October 2026.

You see the same label on each home's property report, like 11/20-22 Briens Road, Northmead (Sydney), and every suburb report, like Northmead's, offers new off market homes nearby by email.

We can also email you new ones near you as they appear.

Conclusion

Some homes for sale are only on agency sites, and buyers can see them.

Quiet sales are real: homes first seen on agency sites April to July 2026 sold in Oxley Park and Shalvey (Sydney), Tenambit (Maitland, NSW) and beyond. 23 of the 52 on the NSW map sold under $800,000.

In Melbourne's inner south, we flagged about 5 extra homes per 100, September 2026. In NSW, most flags we checked were old pages.

So a home is marked only when its own agency page shows it for sale.
