The problem with traditional comparables

You find a property you like. The agent points to three recent sales nearby. Same number of bedrooms. Similar land size. "The market is around $1.2 million."

But one of those comparables had a swimming pool. Another was 200 metres from the train station. The third sat in a flood zone.

Are they really comparable? Traditional CMAs say yes. The data says no.

Real example: Hornsby, Sydney

Two 2-bed units in the same area. A traditional CMA calls them comparable. The Microburbs CMA found 7 features they share (ensuite, secure parking, open plan living, gas cooking, storage space, built-in robes, modern appliances). It also found the features that explain the $123K price gap: one had a courtyard, pet friendly access, and timber flooring. The other had carpeted bedrooms, a balcony, and high ceilings. That feature breakdown gives buyers concrete facts to negotiate with.

An agent writes "close to schools" or "a short stroll to the shops." What does that mean? 200 metres? 2 kilometres?

The Microburbs CMA calculates the actual distance from each property to nine categories of amenities: train stations, bus stops, tram stops, supermarkets, shopping centres, department stores, the beach, the CBD, and public transport hubs.

When a comparable is 380 metres from the station and yours is 1.2 kilometres away, the CMA shows that gap in exact numbers. Every distance is objective, measured, and verifiable on a map.
