What We're Missing

We checked our database against every major property portal's sitemap. Roughly half the market is not in our system.

The headline finding

We are missing roughly 50% of listings on each major portal we checked. View.com.au is a total blind spot with 153,872 for-sale listings and zero of their URLs in our database. Domain has 100,379 listings we do not have. Homely has 102,824.

Why We Did This

Every property data platform claims broad coverage. We decided to test that claim on ourselves. Not with a sample. Not with a survey. By crawling the XML sitemaps of every major Australian portal and cross-referencing every URL against our GNAF-matched database.

The results were confronting. But you cannot fix what you do not measure.

VIC and NSW account for 60% of the total gap. If you are researching property in Melbourne or Sydney on Microburbs, there are tens of thousands of listings on other portals that we do not have.

Method

Step 1: Sitemap crawl. We fetched the XML sitemap index of each portal (Domain, View.com.au, Homely) and downloaded every sub-sitemap. This gave us the complete list of URLs each portal exposes to search engines. REA blocks sitemap access in their robots.txt. OnTheHouse sitemaps list every property in Australia (not just active listings), making them unusable for this comparison.

Step 2: URL parsing. We parsed each URL to extract state, suburb, postcode, and address components. Domain URLs use a listing ID format. View uses a structured path with state/suburb-postcode/address-slug. Homely uses address-suburb-state-postcode/id.

Step 3: Cross-reference. For Domain and Homely, we matched by normalised URL against our database URLs. For View.com.au (which has zero URLs in our DB), we matched by suburb + normalised address text, including fuzzy matching on street number and name.

Limitations. Sitemap listings may include recently sold or expired properties. Homely's sitemap appears to retain historical listings. Address matching for View.com.au is approximate and may have false negatives from different address formatting. REA coverage gap is unmeasurable without sitemap access.

What This Looks Like in Practice

A property at 47 Oakes Road, Carlingford NSW is listed on View.com.au. It does not appear in our database. Neither does 36 Hutcheson Avenue, Rankin Park NSW. Or 6 Caladenia Road, Woongarrah NSW.

If you search for property in Richmond VIC on View.com.au, there are 52,759 VIC listings. We are missing 26,870 of them. That is a 50.9% gap.

Homely lists 815 properties for sale in the Northern Territory. Our database has zero Homely listings for NT. Not most of them. Zero.

We measured the gap. Now we fix it.

Transparency about what we get wrong is how we earn trust for what we get right.
