Prahran Has Four Distinct Micro-Markets

Prahran sits between South Yarra to the north and Windsor to the south. Chapel St runs north-south through the centre. The character changes block by block.

Chapel St Precinct (Chapel St, Greville St, Commercial Rd)

The retail and hospitality spine. High-density apartments above shops. Median unit around $650K. Rents are strong at $1,100/wk+ for 2-beds. Greville St is the creative hub. Noise and foot traffic on Chapel itself push prices lower at ground level.

East Prahran (Chatsworth Rd, Cecil St, Wynnstay Rd)

Period terraces and family homes on quiet tree-lined streets. House median around $2.4M. Closest to Armadale and the Botanic Gardens. Lowest renter share in the suburb. This is where the prestige market sits.

Commercial Rd Corridor

High-density zone running east-west along Commercial Rd. Older apartment blocks, strong rental yields. Median unit around $480K. Entry point to Prahran. Higher renter share (65%+). Some blocks with social housing nearby. Most affordable microburbs cluster here.

South Prahran (Porter St, Simmons St, High St edge)

Transitional zone toward Windsor. Mix of converted warehouses, new townhouses, and older units. House median around $1.4M. Good value relative to east Prahran. Strong renovation activity. Gentrifying steadily.

Development Pressure and Density

Prahran sits in the Stonnington LGA. Chapel St is a designated Major Activity Centre under Plan Melbourne, zoned for increased density. Several sites along Chapel St and Commercial Rd are approved for 8-12 storey mixed-use developments.

The heritage overlay applies to parts of east Prahran (Victorian terraces on Cecil St and Chatsworth Rd) but not to the commercial corridors. This creates a split: west of Chapel St is building up, east of Chapel St is largely protected.

Recent DAs include a 10-storey residential tower at 181-183 Chapel St, conversion of a heritage warehouse to apartments on Izett St, and townhouse infill on Porter St. Prahran Market (a heritage building) is not under development threat.

Affordability: Two Markets, Two Stories

Prahran offers genuine entry points that most inner Melbourne suburbs do not.

$2,580
Weekly household income (1.8x VIC median)

A 1-bed unit on Commercial Rd at $380K requires a $1,520/month mortgage at 80% LVR. That is achievable on a single income. A $2.4M terrace on Cecil St requires $9,600/month. Two very different markets under the same postcode. 52% of Prahran residents rent, suggesting many are choosing location over ownership.

Common Questions About Prahran Real Estate

What properties are currently for sale in Prahran?
There are typically 30-50 properties listed in Prahran at any time, ranging from $320K studios on Commercial Rd to $6M+ terraces on Chatsworth Rd. The mix is roughly 70% units and 30% houses. See all listings in the Prahran suburb report.
What can I buy in Prahran for $500,000?
At $500K you are looking at a 1-bedroom unit on or near Commercial Rd, or a studio with parking closer to Chapel St. Example: 12/140 Commercial Rd sold for $415K (1 bed). The 2-bed unit market starts around $650K.
What are the best streets in Prahran?
Chatsworth Rd and Cecil St are the prestige streets with period terraces and tree-lined streetscapes. Greville St offers a mix of character and cafe culture. Chapel St has the highest turnover and rental demand. Commercial Rd is the entry point. For families, the quiet streets east of Chapel St (Essex St, Wynnstay Rd) offer the best lifestyle.
Should I buy a unit or a house in Prahran?
Units offer better rental yield (3.2% vs 1.8%) and a lower entry point ($520K median on Commercial Rd vs $1.6M house median). Houses offer stronger capital growth and scarcity value. Prahran has limited land and no new houses being built. The answer depends on your strategy: cash flow (unit) or capital growth (house).
Is Prahran a good investment?
Prahran has two investment cases. Units: strong rental demand (52% renter share), 3.2% gross yield, high turnover. Houses: scarcity-driven capital growth, 1.8% yield but strong long-term appreciation. The risk is oversupply from new apartment developments on Chapel St. See block-level data in the full report.
Is there flood risk in Prahran?
Moderate. The northern edge of Prahran is within the Yarra River flood overlay. Blocks on the south side of Commercial Rd and around Grattan St are higher and have low flood risk. The full report maps flood risk at block level for all 204 microburbs.
What have properties recently sold for in Prahran?
Recent house sales range from $1.4M (Porter St, 3 bed) to $6.4M (6 Wynnstay Rd, 5 bed). Units range from $320K (1 bed, Commercial Rd) to $1.2M (2 bed, Greville St). See all recent sales with valuation comparisons in the table above.
Is there social housing in Prahran?
Yes. The Horace Petty estate on Malvern Rd is one of Melbourne's largest remaining social housing estates. It is being redeveloped to add 400+ social and market dwellings. Several scattered social housing properties also exist. See individual property checks in the full report.
How does Prahran compare to South Yarra?
South Yarra has cheaper units ($680K vs $971K) but more expensive houses ($2.3M vs $1.6M). South Yarra has higher renter share (58%) and more high-rise stock. Prahran offers more period homes and a stronger village feel around Greville St and Prahran Market.
Does Chapel St affect property values?
Properties directly on Chapel St trade at a discount (noise, foot traffic, late-night activity). One block east or west, prices jump 15-25%. The Chapel St premium is about proximity without frontage. Greville St (one block east) captures the cafe culture without the traffic.
