The gym employs 8 staff on a rotating schedule, with floating staff present between 5am until 7.15pm Monday to Thursday, On Fridays from 5am until 10.30am and 7am until 10.30am on Saturdays. Outside of those times the manager is available to come on site with 10 minutes notice. We also have cctv surveillance, restricted building access (with swipe access only) and security available if required. We have 400 patrons and hope to grow that amount to 500 by end of 2023. The maximum patrons on site at any one time should we host an event or workshop would be 150. If this was to occur we would make sure to notify other local business and arrange group transport and promote public transport options. Our purpose and passion is to provide a world class fitness facility to the community of Chelsea Heights and surrounds. To help people achieve their health and fitness goals. Being 24/7 our members spread their use of the facility across the day and in particular between 9.30am to 5pm when the neighboring opportunity shops are open, the 6 parks out the front of the premises and two rear parks for staff are sufficient for gym use. After those hours, the gym users have access to the full front carpark (15 parking spaces) and 2 rear car spaces as well as ample street parking on Hartwood Court as the other businesses at those times have left for the day. The previous use of the site was a warehouse for a mechanic who has clamped the allocated car parks so that other shoppers could not use them. We have removed the clamps and have a good relationship with the neighboring stores. The building is 782metres squared and is not proposed to be increased and is located in commercial zone 2 with no planning overlays applicable. The allocated carparks for our site is 8. Table 1 in Clause 52.06 does not provide for a gym/ recreation facility and so industry other than those listed applies and column A specifies 2.9 parts per 100 square metres. As we are 24/7 and have access to the additional 8 parks, bringing the total to 17. We seek a reduction (without permit) in the car parking space requirement. As our members are also looking our for their fitness, they do have access to the bus stop right out the front of the building on Wells Rd, similarly we have members who walk, run and ride to the gym which reduces parking concerns. We are seeking to put up signage on the nature strip in the form of a free standing sign as well as two flags. On the building itself, we are seeking to put signage to identify the business which is illuminated and in compliance with the signage requirements under the kingston planning scheme.
