Preston is where Melbourne's inner north shifts from hipster to working family. The suburb sits between the gentrified strip of High Street and the quieter blocks further out toward Bell Street. With 32,200 residents and a median age of 37, it draws young professionals who want inner-city access without inner-city prices. Household incomes average $1,840 per week. About 62% of homes are family households.

The cultural mix tells the story of Preston's layers. Some 67.8% of residents have Australian heritage, but Southern European roots run deep at 6.3%. Asian and South Asian communities make up 8.7% and 4.5% respectively. Greek and Italian families from the postwar era still anchor the older streets. Younger arrivals from the subcontinent and East Asia cluster near the train stations and apartment blocks. It is a suburb that has changed faster than most of inner Melbourne over the past two decades.

The strip along Bell Street is different. Around Bell Street and Breffna Street, incomes drop and the cultural mix widens. The Asling Street and Burkitt Court area is Preston's strongest South Asian pocket, where 13.7% of residents trace their roots to the subcontinent. Household incomes sit around $1,755 per week. The youngest pocket in Preston is at Clinch Avenue near High Street, with a median age of just 31 and the highest university graduation rate in the suburb at 11.4%.

Southern European heritage concentrates around Bailey Avenue and Dundas Street, where 12.9% of residents have Greek or Italian roots. These blocks straddle the old postwar migration belt. Tyler Street is another pocket where Southern European residents make up 12.3% of the population, alongside median ages in the low 40s.

The stretch near Albert Street and Crevelli Street is where East Asian communities are most visible. Around 22.5% of residents in that microburb have Asian heritage, with household incomes at $1,287 per week. The Beauchamp Street area follows at 21.8%. These pockets tend to be younger and more likely to rent.

Preston's wealthiest streets are in the southeast. The poorest pocket sits around Holly Street and Laurel Street, where household incomes drop to just $810 per week. That is less than a third of what families around Davies Street earn.
