    Report for 35 Gordon Street

    Adam Mangleson
    Chincogan Real Estate

Buyer's Guide to this Mullumbimby Neighbourhood

Adam Mangleson is Mullumbimby born and bred and has been working in real estate since 1999.

People moving here prefer to buy

The vast majority of people purchasing in Mullum that aren’t local, are from Sydney and Melbourne, Sydney first Melbourne second, and are coming here to buy and live, not rent.

Some young locals will rent for a little while or they’ll stay with their parents longer and then buy as soon as they can.

    The "High End" of Mullumbimby

This area, between the river and the railway line, the northern part of Mullum, is definitely the best.

This is where the bigger homes are situated and also where we see higher sale prices, it’s quiet but it’s still right in the centre of town.

Prices are too high for young families

It's a slightly different crowd than what you would get in Pine and Palm Avenue.

A lot of people that have sold in the city have bought here and they are mainly single or older couples.

Not too many young families can afford to get into this area here unless they find something that needs drastic renovations, so it's also where most of the renovations go on.

The CBD is well serviced compared to neighbouring towns

All the services are here in Mullumbimby, we’ve got three of the four major banks, plus the Credit Union.

The town itself has a much larger CBD than other towns in the Byron Shire, we've got two industrial areas as well as a bit of an arts precinct now, everything's here, it's really well serviced.

    Slow real estate turnover

I don’t know officially the stats, but I know anecdotally that once people come here they rarely leave, and the turnover of real estate is very, very slow, people stay here as long as they can once they’re here.
