At the same time though, we can unwittingly swallow a lot of nonsense fed to us by marketers, commentators and other investors. Some of these clich\u00e9s have got under my skin recently and it\u2019s time to give them a blast.<\/span><\/p>\n<h3><b>&#8220;Great for first-time investors&#8221;<\/b><\/h3>\n<p>This phrase\u00a0implies that the property is not so great for seasoned investors. Would the real estate agent or developer advise against experienced buyers getting involved?<\/p>\n<blockquote><p><em>Not meaning to be rude sir, but you already have five properties, so this wouldn\u2019t suit you. It would suit someone with less experience, a novice, &#8230;someone gullible perhaps.<\/em><\/p><\/blockquote>\n<p>Any property which is a good deal for a first time investor is an equally good prospect for an experienced investor. This phrase just gives the inexperienced an undue confidence boost.<\/p>\n<h3><b>&#8220;Are you negative gearing it?&#8221;<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Gees I better check. Did I mismanage this property such that it is positively geared by mistake? <\/span><\/p>\n<blockquote><p><span style=\"font-weight: 400;\"><em>Dear tenant, it has come to my attention that your rent is so high that I have failed to &#8216;negatively gear&#8217; this\u00a0property, and I will need to reduce your rent.<\/em><\/span><\/p><\/blockquote>\n<p>First of all, nobody in their right mind sets out to negatively gear a property and is then surprised to find it&#8217;s not making them a loss after all. If this happens to you, congratulations! Add this positively geared property to your portfolio and go try again to buy something that loses money.<\/p>\n<p>Second, the term applies to the outcome, not the strategy.\u00a0<span style=\"font-weight: 400;\">You add up the income and subtract from that all the expenses and if the final number is negative, then the property is negatively geared. You don\u2019t really make a management decision to \u201cnegatively gear it\u201d &#8211; it comes out\u00a0\u201cnegatively geared\u201d.<\/span><\/p>\n<h3><b><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-large wp-image-1809\" src=\"https:\/\/www.microburbs.com.au\/blog\/wp-content\/uploads\/2016\/08\/pablo-18-1024x512.png\" alt=\"\" width=\"1024\" height=\"512\" srcset=\"https:\/\/www.microburbs.com.au\/blog\/wp-content\/uploads\/2016\/08\/pablo-18.png 1024w, https:\/\/www.microburbs.com.au\/blog\/wp-content\/uploads\/2016\/08\/pablo-18-300x150.png 300w, https:\/\/www.microburbs.com.au\/blog\/wp-content\/uploads\/2016\/08\/pablo-18-768x384.png 768w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/>&#8220;To be honest with you&#8230;&#8221;<\/b><\/h3>\n<blockquote><p><em>Look, to be honest with you, I have several other interested parties who are ready to make an offer&#8230;<\/em><\/p><\/blockquote>\n<p>Should I be cautious of someone who qualifies a statement with, \u201cTo be honest with you\u2026\u201d? Does that mean every <i>other<\/i> statement they make without that qualification is <i>dishonest<\/i>?<\/p>\n<p>At least it\u2019s nice of them to let me know when they are telling the truth?<\/p>\n<h3><b>&#8220;Long term gainer&#8221;<\/b><\/h3>\n<blockquote><p><em>Property has great long term prospects! (Don&#8217;t expect to make any money in the short term.)<\/em><\/p><\/blockquote>\n<p><span style=\"font-weight: 400;\">How long is \u201clong\u201d? How long will I have to wait for that to come true and what happens in the meantime? What does this clairvoyant real estate agent know about the property market that I don\u2019t?<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This comment is a reflection of the agent\u2019s opinion about <\/span><i><span style=\"font-weight: 400;\">short-term<\/span><\/i><span style=\"font-weight: 400;\"> growth prospects \u2013 that they\u2019re not great. After all, how can anyone truly know what will happen in the distant future to prices in any market? We may all be living in The Matrix and not even need properties in the future.<\/span><\/p>\n<h2><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-large wp-image-1811\" src=\"https:\/\/www.microburbs.com.au\/blog\/wp-content\/uploads\/2016\/08\/pablo-17-1024x512.png\" alt=\"\" width=\"1024\" height=\"512\" srcset=\"https:\/\/www.microburbs.com.au\/blog\/wp-content\/uploads\/2016\/08\/pablo-17.png 1024w, https:\/\/www.microburbs.com.au\/blog\/wp-content\/uploads\/2016\/08\/pablo-17-300x150.png 300w, https:\/\/www.microburbs.com.au\/blog\/wp-content\/uploads\/2016\/08\/pablo-17-768x384.png 768w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/h2>\n<h3><b>&#8220;This location will always be in demand&#8221;<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Don\u2019t be lured in by this phrase. It is technically correct but not helpful for investors.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There are locations that for a very long time have been highly prized by owner occupiers. These are the most expensive places to live in capital cities around the country. But merely wanting to own in such locations, doesn\u2019t affect their prices. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">A 14 year old boy will want a Ferrari for example, but that kind of demand doesn\u2019t affect the price of Ferraris.
